Value at Completion: £1.5 million Within this small 2 bedroom apartment on the first and second floors of a Marylebone terraced row, the existing layout was heavily subdivided into a collection of conventional rooms that were small, and dark. The primary concern was how to open the space up and let light into the plan, whilst creating a larger lateral living space and providing 2 large bedrooms with en-suite bathrooms. Both floors were stripped out in their entirety with the lower level becoming a single open plan living, dining room with kitchen. The upper level became a master bedroom with a spacious en-suite, along with a small study and guest wc. In order to free up space on these two levels the existing loft space under the buildings pitched roof was converted to make a new 3rd floor and house the second bedroom and shower room en-suite. Structural alterations were undertaken to both support the existing roof structure and to provide a proper floor for the new rooms. Additionally a new flight of stairs was installed and 3 large velux windows in the roof plane to make the space habitable. The many constraints within the roof space required creative solutions to achieve the required room spaces and to also house concealed air conditioning units within acoustic enclosures that provided comfort cooling to the apartments key spaces.
